You built something real. Your insurance program should protect it.
I'm Luca Zarzana, commercial insurance broker for real estate investors and product businesses, nationally. Most programs I inherit have structural problems. I find them and fix them.
Who I work With
Real Estate Owners & Managers
Multifamily, industrial, retail, office, mixed-use. Single assets and portfolios. National, with deep market access in 43 States.
Manufacturers & Distributors
Importers, wholesalers, private label brands, manufacturers. Product liability, cargo, and GL exposure that a standard BOP doesn't address.
MY APPROACH
Insurance should be designed,
not inherited.
Most insurance programs are built one renewal at a time. Properties are added, operations change, contracts evolve, and coverage gets layered on without anyone stepping back to review the whole structure.
I examine the exposures, values, contracts, policy language, and carrier fit, then rebuild the parts that no longer make sense.
Every recommendation starts with understanding the risk.
Operations
How the property or business actually operates.
Coverage Structure
How the insurance program is built.
Underwriting Profile
The factors that drive pricing, terms, and carrier appetite.
Carrier Fit
Whether the account belongs with the market it's in today.
What I Fix
Switching carriers doesn't fix a program built wrong. The work is in the structure.
Real Estate
Replacement costs based on yesterday's portfolio
Policy language never reviewed after binding
Coverage that no longer reflects property acquisitions or renovations
Programs built over time instead of intentionally designed
Manufacturing & Distribution
Liability coverage that no longer matches the operation
Cargo and transit exposures treated as someone else's problem
Coverage that doesn't align with customer or vendor requirements
Placed with a carrier because of limited market access, not fit
Why people reach out
Not a new carrier. A program that was actually built to hold, examined line by line.
Most Conversations Start Here
Renewal increased with little or no explanation
Carrier non-renewed the account without a clear path forward
A claim exposed coverage they thought they had
The business changed, but the insurance never did
Questions went unanswered until renewal season
Coverage requirements changed, but the policy didn't
